The buyers agents for Greater Springfield development and renovation.
Buying a Springfield or Ipswich property to renovate or develop can build real value, but the numbers only work if you buy the right site at the right price. We can help.
Why Zest Buyers Agency?
Renovation and development projects are won or lost at the purchase. Zoning, overlays, block size and shape, slope, services, easements and the true cost of the works all need to be understood before you sign a contract, not after.
Zest Buyers Agency works exclusively for you the buyer - not the seller. We help renovators, owner-builders and small developers secure properties with genuine potential - with the land, location and price that makes the project worth doing.
No guesswork. No overpaying. Just smart, proven strategies for your project.

Our Proven Steps
One.
Project Strategy & Feasibility
The right site, the right scope, the right budget. We help you define the type of project that suits your goals, whether a cosmetic renovation, a major extension, a knockdown rebuild, a subdivision or a dual occupancy, and set clear buying criteria and price limits before the search begins.
Two.
Property Search & Shortlist
We search across Springfield and Ipswich's suburbs to identify properties with real upside - unrenovated homes in strong streets, larger blocks, corner sites and well-located older housing. This includes off-market properties and upcoming listings.
Three.
Property Evaluation & Due Diligence
Every shortlisted property is assessed for value, condition and development potential. We look closely at zoning, planning overlays such as flood and character, easements, services and comparable end values - and we work alongside your town planner, builder and surveyor so you know what is possible before you commit.
Four.
Negotiation & Purchase
We negotiate directly with real estate agents to secure the best possible outcome, whether at auction or through private treaty. We help structure the contract with the due diligence conditions and settlement terms your project needs.

Is Ipswich and Springfield a good area for renovation and development projects?
The Ipswich and Springfield corridor offers a combination that is hard to find closer to Brisbane: older homes on larger blocks in established Ipswich suburbs, alongside newer housing in master-planned Greater Springfield. That mix creates opportunities ranging from cosmetic renovations through to subdivisions and small multi-dwelling projects.
Not every property with a big block is a development site, though. Parts of Ipswich are affected by flood, mining and character housing overlays, and Greater Springfield has its own planning framework and estate covenants, all of which can limit what you are allowed to do.
That is why suburb and street selection matters as much as the property itself. We focus your search on pockets where buyer demand, land values and planning rules support the kind of project you have in mind.
What does a buyers agent do for renovators and developers?
A real estate agent works for the vendor and is paid to achieve the highest price. A buyers agent works only for you, which matters even more when your profit depends on what you pay.
In practice, we source properties across the whole market, including off-market and pre-market opportunities, and assess each one against your project criteria rather than its presentation. We research comparable sales for both the property as it stands and the likely end product, so your offer is based on evidence.
We then negotiate price and terms with your interests as the only priority, and coordinate with your town planner, builder, surveyor, broker and solicitor through to settlement.
How do I know if a property can be subdivided or developed?
It depends on the zoning, the size and shape of the block, frontage, slope, access, services and any planning overlays that apply. Ipswich City Council's planning scheme sets the rules for most of the region, and those rules can differ from one street to the next.
A property being advertised as having development potential does not mean an approval is achievable or that the project is viable. Before you commit, the potential should be checked against the current planning scheme and, for anything beyond a simple renovation, confirmed with a town planner.
We carry out an initial assessment on every shortlisted property and bring in the right specialists early, so you are not relying on the selling agent's description. Planning rules do change, so we always confirm the current requirements rather than relying on what was approved nearby in the past.
How do I avoid overpaying for a renovation or development property?
Work backwards from the end value. A sound purchase price is what the finished project is realistically worth, less construction or renovation costs, holding costs, fees, duty and a margin for risk. If the asking price does not fit that equation, it is not the right property.
Competition for sites with obvious potential can be strong, and it is easy to get caught up at auction or stretch the numbers to make a deal work. We give you an independent view of value based on comparable sales, and we are prepared to walk away when a property does not stack up.
We also negotiate terms that protect you, such as due diligence periods and settlement dates that suit your approvals and finance. To talk through your project, contact the Zest Buyers Agency team on hello@zestbuyersagency.com.au or (07) 3461 6499.
