Our Greater Springfield buyers agent buying process.

Buying property in Springfield or Ipswich involves a lot of moving parts. Our buying process takes you from first conversation to settlement in four clear steps, with one team on your side throughout. We can help.

Why Zest Buyers Agency?

Buying a property means making big decisions quickly, often against selling agents who negotiate every day. Knowing what a property is really worth, what to check before you commit, and when to walk away all takes experience and a clear process.

Zest Buyers Agency works exclusively for you the buyer - not the seller. Our buying process is the same whether you are purchasing a first home, your next home or an investment - a clear brief, a thorough search, independent assessment and firm negotiation.

No guesswork. No overpaying. Just a smart, proven process from brief to settlement.

Our Proven Steps

One.

Strategy & Buying Brief

It starts with a conversation about your goals, budget, timeframe and must-haves. We talk through where your finance is at, agree on target suburbs and property types, and turn it all into a clear buying brief that guides the search.

Two.

Property Search & Shortlist

We search across Springfield and Ipswich to identify properties that genuinely match your brief, inspect them on your behalf and present a shortlist with our honest view of each. This includes off-market properties and upcoming listings.

Three.

Property Evaluation & Due Diligence

Every shortlisted property is assessed for value, condition and long-term suitability. We research comparable sales, coordinate contract review with your solicitor, and help arrange building and pest inspections - so you know exactly what you are buying.

Four.

Negotiation & Purchase

We negotiate directly with real estate agents to secure the best possible outcome, whether at auction or through private treaty. Once your offer is accepted, we help manage the key dates, conditions and pre-settlement inspection through to settlement day.

FAQs

If you have any specific buying process questions, please just reach out to our team here.

  • How does the buyers agent process work?

Our process has four stages: strategy, search, evaluation and negotiation. We start by understanding your goals and budget and turning them into a clear buying brief, then search the whole market, including off-market and pre-market properties, for homes that match it.

Each shortlisted property is inspected and independently assessed for value, condition and risk before you make a decision. When you are ready to proceed, we negotiate price and terms or bid for you at auction, then help manage the steps between contract and settlement.

Throughout, we work exclusively for you the buyer, not the seller, so the advice you get at each stage is about what is right for you.

  • How long does the buying process take?

It varies with how specific your brief is, your budget and how active your target suburbs are at the time. A flexible brief in a well-supplied suburb can move quickly, while a very specific property type in a tightly held pocket naturally takes longer.

One of the real advantages of using a buyers agent is access to off-market and pre-market properties, which can shorten the search and let you buy before a property reaches the wider market. Having your finance organised before the search begins also means you can act as soon as the right property appears.

Once a contract is signed, the time to settlement is set by the contract terms, which we negotiate to suit your circumstances.

  • What do I need before I start working with a buyers agent?

You do not need to have everything worked out. Most clients come to us with a rough idea of their budget, the kind of property they want and the areas they are considering, and the first strategy session is where we sharpen that into a clear brief.

It does help to have spoken with a mortgage broker or lender so you know your borrowing capacity, and ideally to have a pre-approval in place before we start inspecting. It is also worth engaging a solicitor or conveyancer early so contracts can be reviewed without delay.

If you are not there yet, that is fine. We can talk through where you are up to and what to put in place first.

  • What happens after my offer is accepted?

Once your offer is accepted and the contract is signed by both parties, the deposit is paid and the contract conditions begin. These commonly include finance approval and a building and pest inspection, each with its own due date.

We keep track of those dates, coordinate with your solicitor, broker and inspectors, and go back to the selling agent if an inspection raises something that needs to be negotiated. Before settlement, a pre-settlement inspection confirms the property is in the condition you agreed to buy it in.

On settlement day the balance is paid, ownership transfers and you collect the keys. To talk through the process for your purchase, contact the Zest Buyers Agency team on hello@zestbuyersagency.com.au or (07) 3461 6499.
